    Wow!!! You kept some people employed didn't you? Looks wonderful. I do not want to even guess the cost with all those retaining walls. I bet it is all worth it now though. Chris

    I want to know. It would be good for others who may be interested to realize the cost savings with such a project. Looks really good!!!!!

    That was a fantastic photographic history of events that led up to a wonderful completion. I love it, the whole setup came together perfectly from the looks of it. Anyone done the high dive off of the hot tub yet?

    City permit - pool: $300
    Pool Excavation: 6k including side for retaining wall
    Steel: $2900
    Plumbing & Electrical work: $13k - Includes startup, Equiptment, SAN lights, Remotes (pretty much turn key)
    Retaining wall and side RV access retaining wall: $16K
    Gunite: $6k
    Concrete: $7000
    Coping: $2000
    Tile and materials: 200$
    Steps and landing going upto spa: $1,200
    drystack ledgerstone $1,000
    Iron Gates: 5,500 price was with a stair railing too
    waterfall $4,000
    sheer decents 500$
    relocate A/C unit 500$
    Drains 300$
    Thats what I can think of at the top of my head right now. I know i've spent a lot more than that though.

    WOWEEEeee...beautiful pool! Thanks for sharing the pics.
    Is this where I admit I have a 18X36 Frankenpool? It will be vinyl lined, with no main drain when it's done. In the meantime, we are still trying to figure out the concrete work, pump, filter and all the other fun stuff that comes with a total/complete renovation.
