I would contact your local pool supply store and see if there is a patch available. However, if you are going to rent this house, I would replace the entire liner. An above ground pool is a great selling/renting point, but you don't want to have to keep patching the tear when you have tenants. If you were staying, it might be worth it to patch, but in your situation replacement sounds like the only option.
