    We have a sloping lot, so either a semi-inground with full composite deck for an inground look, or excavating plus retaining walls and true in-ground (concrete or concrete/fiberglass wall). The first quote we got for a concrete floor and fiberglass wall is $75k. Ouch.

    Retaining walls can really add cost, even if they are only a couple of feet high.
